RV Inspection Requirements for Sellers

To ensure a thorough and accurate evaluation of the RV, it is critical that the seller prepares the unit before our arrival. Please review the following requirements to ensure the rig is ready for a complete inspection.

If these conditions are not met, we may be unable to test specific systems, which could leave potential hidden damage undetected.

⚠️ The "Deal Breakers"

Note to Sellers: The inspector cannot test what isn't powered. If the RV does not have utilities (power, water, sewer) connected, the inspection will be limited, and a return trip fee may apply.

Comprehensive Pre-Inspection Checklist

For the best results, the RV must be set up as if you were camping. Please ensure the following requirements are met:

1. Utilities & Systems

  • Shore Power (Electric): Connect the RV to compatible shore power (30 or 50 amp). Note: A standard 15-amp household adapter is usually insufficient to test air conditioners and may cause serious damage.
  • Water Connection: Connect to city water via a hose. If city water is unavailable, fill the fresh water tank completely so we can test the water pump.
  • Sewer/Wastewater: Tanks should be empty (or have sufficient space) to allow us to run water through sinks, showers, and toilets to check for leaks.
  • Propane: Ensure tanks are at least half-full and valves are open.
  • Batteries: House and chassis batteries must be charged, and disconnect switches set to "ON".

2. Appliances (Time Sensitive!)

  • Refrigerator: Turn ON at least 12–24 hours before the inspection. We need to verify it gets cold on both electric and propane modes.
  • Water Heater: Turn on (electric and propane) 1 hour prior so we can verify hot water at all faucets.
  • Climate Control: Be ready to run the A/C and Furnace. We test these even if it is winter or summer.

3. Access & Cleaning

  • Remove Personal Items: The inspector needs to access the back of cabinets, under sinks, and inside storage bays. Please clear items from the shower, oven, and access panels.
  • Keys & Codes: Have keys ready for all compartments, locking caps, and entry doors.
  • Slide-outs & Awnings: Ensure there is at least 2 feet of clearance around the exterior to fully extend all slides and awnings.

4. Documentation

To help the buyer feel confident, please have a folder ready with:

  • Title/Ownership papers (to verify VIN).
  • Maintenance and repair receipts.
  • Original owner's manuals.
